Omaha's adopted residential code sets the frost line at 42 inches, and a deck supported by the house needs footings below it; a deck that stands free of the house is exempt from that rule. Check permit requirements for your address with the city before work starts.
Should I build with wood or composite?
Wood is cheaper to start and needs staining or sealing over time. Composite costs more, and Trex says its boards never need stain or paint. NAHB estimates a wood deck lasts about 20 to 30 years in northern climates. Omaha's code also rates termite risk moderate to heavy, which matters for the wood frame under either.
Can new boards go on the old frame?
If the frame is sound and up to code, resurfacing may be enough. That is for the contractor to inspect and state in writing.
How long does it take?
