What drives deck building cost in Omaha

No price list can tell you what your deck will cost. A written quote from a builder who has seen the site can, and this page explains what that quote is made of.

Saw and cut boards on a wood deck

Cost drivers

  • Square footage and height above the ground.
  • Materials, from pressure-treated wood (least) through cedar and composite to PVC (most).
  • Railing style and length.
  • The number of stairs and landings.
  • Demolishing and hauling away an existing deck.
  • Permits and inspections.

Reading quotes side by side

  • Compare what holds the deck up (footings, joists and fasteners), not just the decking.
  • Ask whether the warranty covers the boards, the labour, or both.
  • Confirm the permit is part of the price.

Common questions

What does Omaha's code say about deck footings?
Omaha's adopted residential code sets the frost line at 42 inches, and a deck supported by the house needs footings below it; a deck that stands free of the house is exempt from that rule. Check permit requirements for your address with the city before work starts.
Should I build with wood or composite?
Wood is cheaper to start and needs staining or sealing over time. Composite costs more, and Trex says its boards never need stain or paint. NAHB estimates a wood deck lasts about 20 to 30 years in northern climates. Omaha's code also rates termite risk moderate to heavy, which matters for the wood frame under either.
Can new boards go on the old frame?
If the frame is sound and up to code, resurfacing may be enough. That is for the contractor to inspect and state in writing.
How long does it take?
It depends on the size, the material, the inspections and the weather. The quote should include a schedule.
